1 Introduction
1.1 Participation in this Competition and information regarding redemption of any prizes forms part of
these terms and conditions.
1.2 By submitting an entry into this Competition, entrants warrant that they have read, understand and
agree to be bound by these terms and conditions.
1.3 A copy of these terms and conditions can be obtained from Lendlease (Bowen Hills) Pty Ltd, ABN
68 127 727 351 L3, Kingsgate 2 King Street Bowen Hills Qld 4006.
2 Privacy and Collection Notice
2.1 Promoter and its affiliates (“we”) collect your personal information directly from you wherever
practicable. We may collect personal information from our related companies or other third
parties.
2.2 Your personal information will be used primarily to provide you with information on our products
and services and for research, and we may combine that with other information we may have
previously collected. For information on how Lendlease might otherwise use and manage your
personal information, please view our Privacy Policy at http://www.lendlease.com/au/privacy/ or
from us on request.
2.3 We may disclose your personal information, including updates, to the third parties, including other
companies in the Lendlease Group and their employees; The Royal National Agricultural and
Industrial Association of Queensland and their employees; external service providers; regulatory
bodies or other parties permitted by law.
2.4 The Lendlease Group Privacy Policy sets out how you can access and make a request to correct
your personal information we may hold about you, or to make a privacy complaint, and how we
will deal with the complaint.
3 Duration
3.1 The Competition commences at 6am on 5 July 2017 to 5pm on 26 July 2017 (“Competition
Period”). The Promoter may extend the Competition Period at its sole discretion (“Extended
Competition Period”). Details of any Extended Competition Period will be posted on

kingstreetbrisbane.com. References in these terms and conditions to the Competition Period
include any Extended Competition Period, where applicable.
4 Eligibility
4.1 Only persons aged 18 years of age or older (Participant) are eligible for the Promotion.
4.2 The terms and conditions of this Promotion are governed by the laws Queensland and the parties
irrevocably and unconditionally submit to the exclusive jurisdiction of the courts of Queensland.
4.3 The following person(s) are ineligible to enter the Promotion:
a) employees of:
i. the Promoter; and
ii. the Promoter’s related bodies corporate (as that expression is defined in the Corporations
Act 2001 (Cth))
iii. and associated agencies, companies and contractors; or
b) members of the Immediate Families of the employees referred to at 4.3 (a).
Immediate family means any of: a spouse or domestic partner, ex- spouse or ex-domestic partner,
de-facto spouse or ex-de-facto spouse, child or step child (whether natural or by adoption), parent,
step parent, grandparent, step grandparent, uncle, aunt, niece, nephew, brother, sister, step
brother, step sister or first cousin.
4.4 The entrant must be able to take up the prize themselves, it cannot be transferred and must be
available to move in immediately at the end of the Competition Period. If you cannot, you risk
being disqualified.
5 Method of entry
5.1 To enter, entrants must:
(a) Fill out an entry form online at kingstreetbrisbane.com or a manual entry form from one of
the participating shops in King Street by 3pm Wednesday 26 July 2017.You must fill out
the entry and tell us in 25 words or less why you want to live in King Street.
All entries will be judged by a panel who will select 20 finalists based on their entries. These
finalists will be notified on Wednesday 26 July 2017. These finalists once contacted and
their identity is verified must fill out and supply an approved rental application form on
www.1form.com.au, provide 100 points of ID and be subjected to a TICA search to
determine their eligibility to The Promoter by 5pm Thursday 27 July to proceed to the final
draw.
(b) Once approved, the finalists will be notified of their eligibility to progress to the final draw.
Those who are not eligible to progress to the final draw will be notified. The final draw will
take place at King Street, Bowen Hills from 6pm, Friday 28 July 2017 where all finalists
must be physically present to be eligible to win.
5.2 Entrants and any potential tenants must not be in breach of any tenancy or licence agreement,
including being in rent arrears from current or previous tenancies.
5.3 Entry in the Competition is free (excluding internet connection charges). Entrants are limited to
one ‘single’ entry per person. Multiple entries from the same person will be disqualified.
5.4 The Promoter, its agents, affiliates or representatives will not be liable for any lost, late or
misdirected entries.
5.5 Entries must be received by 3pm Wednesday 26 July 2017. The time of entry will in each case be
the time the entry is received by the Promoter’s database or the time the manual entry is received

in store at the participating retailers. The Promoter, its agents, affiliates or representatives will not
be liable for any lost, late or misdirected entries including delays in the delivery due to technical
disruptions, network congestion or for any other reason.
5.6 Entries not completed in accordance with these terms and conditions, and any incomplete or
indecipherable entries, will be deemed invalid.
5.7 The Promoter reserves the right to collect personal information from the entrants relating to their
rental application and eligibility. The Promoter undertakes to collect and process personal
information relating to entrants in accordance with the Privacy Act.
5.8 Entry into the Competition is deemed as acceptance of these Terms and Conditions.
5.9 Should an entrant’s details change during the Competition Period, it is the entrant’s responsibility
to notify the Promoter. A request to access or modify any information provided in an entry should
be directed to the Promoter.
5.10 Nothing in these terms and conditions is intended to exclude, restrict or modify rights which you
may have under any law (including the Australian Consumer Law (‘ACL’), and consumer
guarantees relating to goods or services under the ACL) which may not be excluded, restricted or
modified by agreement (‘Your Consumer Rights’). Subject to Your Consumer Rights, the
Promoter is not liable for any loss or damage however caused (including by negligence), suffered
or incurred in connection with the Promotion or the free gift. Any condition or warranty which
would be implied by law into these terms and conditions is excluded.
6 How to Win
6.1 All valid entries received during the Competition Period will be judged by a panel at Lendlease
(Bowen Hills) Pty Ltd, ABN 68 127 727 351 Level 3, Kingsgate 2 King Street Bowen Hills Qld
4006. Each valid entry will be individually judged based on its literary, creative merit and
compelling messaging relating to the question of the competition. All entries will be judged by a
panel who will select 20 finalists based on their entries. These finalists will be notified on
Wednesday 26 July 2017. These finalists once contacted and their identity is verified must fill out
and supply an approved rental application form on www.1form.com.au, provide 100 points of ID
and be subjected to a TICA search to determine their eligibility to The Promoter by 5pm Thursday
27 July to proceed to the final draw.
6.2 Final draw will be conducted live at an event on Friday 28 July, from 6pm, at King Street Brisbane
where all finalists are required to be present to be eligible to win. The Winner must be present to
win otherwise the draw will continue until another finalist is chosen.
7 Prizes
7.1 The total Prize Pool for this Promotion is valued at approximately $15,000 including 26 weeks
rent of the two-bedroom apartment offered by the Promoter at $450 a week (total value $11,700),
14 x $200 dining vouchers (total value $2,800), 4 x Adult Passes to the EKKA (total value $128),
hire of our pop-up Gin Garden ($500 value) and 4 x Adult Passes to Oktoberfest (total value
$120).
7.2 The prizes are not transferable, redeemable or exchangeable for cash.
7.3 The prizes will only be provided to the winner if, and when, the Promoter is satisfied of the
winner’s eligibility. The Promoter may at its discretion disqualify any entrant if it has reasonable
grounds to believe the entrant has breached any of these Terms and Conditions. The Promoter
may also exercise this discretion to select an alternative winner from the pool of finalists. The
winner will receive no compensation or cash refund of any unused prize amount.

7.4 All adults residing in the apartment are to be listed on the lease and are subject to the standard
rental application process, provision of 100 points of identification, proof of income (where
applicable) and eligibility checks including but not limited to a TICA, TRA and/or National Police
Check.
7.5 The prize winner must reside within the apartment during the 6 month lease period. If the prize
winner does not move into their apartment before the 30th of September 2017 the prize will expire
and the winner forfeits the prize.
7.6 The Promoter does not warrant the merchantability, suitability and/or fitness for purpose of any
goods and/or services awarded as a prize.
7.7 If the prize (or part of any prize) is unavailable, the Promoter, in its discretion, reserves the right to
substitute that prize (or that part of the prize) to the equal value.
7.8 It is the winner’s responsibility to arrange all associated costs involved in moving into, residing in
and vacating the apartment, including contents insurance, at the cost of the winner. The Promoter
will have no liability for any costs of moving into, residing in or vacating the apartment or for any
contents insurance relating to the apartment or the winner’s possessions.
7.9 It is a condition of entry that the winner will sign a 6-month lease as tenant, will procure that all
persons residing in the apartment will execute the same 6-month lease as tenant, provide the
requested bond of 4 weeks’ rent at the market rate of $450 per week prior to being entitled to
occupy the apartment.
7.10 The winner must not utilise the apartment for re-release, sub-lease or re-rent via third party
platforms such as Air BnB and must comply with all applicable Body Corporate and property
management rules and regulations.
7.11 The winner must abide by all Residential Tenancies Authority (RTA), Body Corporate and
property management rules relating to The Yards.
7.12 The Promoter reserves the right to delay, postpone or cancel the Prize Draw in the event of
circumstances outside its reasonable control, which it considers make it necessary for it to do so.
8 Notification
8.1 All prize winners will be notified by phone and/or email.
8.2 The Promoter will publish the result of the Promotion on the website and Facebook page of King
Street Brisbane.
9 Prize collection
9.1 Prize winners must sign their lease with the onsite management company unless otherwise
informed by the Promoter at the time of winning. The Promoter reserves the right to request winners
to provide proof of identity and/or proof of entry validity in order to proceed with signing the lease
and occupying the apartment.
9.2 The winner will be required to conduct an Entry Condition Report with the onsite management team
and be subject to the standard property inspections as required by law.
9.3 In the event that the winner vacates the property before the end of the six-month lease, the winner
is not entitled to the cash equivalent of any rent or other prizes not used. All remaining rent and
prizes will be forfeited.
9.4 It is a condition of accepting a prize that the winner:

(a) must comply with all the conditions of use of the prize and the prize supplier’s requirements;
and
(b) may be required to sign a legal release in a form determined by the Promoter in its absolute
discretion, releasing the Promoter from and indemnifying the Promoter against any liability
arising from the use of or participation in the prize; and
(c) agrees to fund all additional costs involved in moving into, residing in and vacating the
apartment, including but not limited to; contents insurance, removalists fees, electricity,
water and gas.
10 Publicity materials
10.1 By entering this Competition the entrant agrees that the Promoter may use their name,
photographs, voice, video, images and likenesses for promotional purposes (including confirming
the Prize Draw winner) on the Promoter’s website, social media and within promotional emails. The
winner agrees to attend EKKA and the opening of new King Street retailers when invited by the
Promoter, including but not limited to the Rockpool ‘beer hall’, and the King Street Festival. The
winner agrees to post 2 x social media photo’s at each participating restaurant dined at when using
the $200 dining voucher credits provided; 1 x social media photo on the day the winner moves into
the apartment, 1 x social media photo on the night of the final draw. The winner must obtain prior
written approval by the Promoter’s Nominated Representative of any and all photography and copy
before going live on social media. No compensation shall be awarded for such participation.
10.2 By entering this Competition, the winning entrant agrees to participate and co-operate as required
in all editorial and media/PR activities relating to the Competition, including but not limited to
announcement of the winner live on radio at the draw, short interview by the MC on Friday 28th July
2017. The winner authorises the Promoter to use such footage and photographs together with the
winner’s name, voice, video, image and likeness for announcements, advertising and publicity
purposes in any media in perpetuity worldwide without additional compensation or further reference
to the winner. Any persons other than the winner that are present during filming or photography will
be requested to sign a model release form before filming and photography commence. No
compensation shall be awarded for such participation.
11 Code of Conduct
11.1 By entering this Competition you are agreeing to abide by the Promoter’s Code of Conduct and
the winner will be required to sign a declaration agreeing to abide by this. The Code of Conduct
explains the standards the Promoter expects in the conduct of its operations. The Code supports
the Promoter’s Core Values, especially Integrity (which "is not negotiable") and links these
values to more specific global, regional and local business policies. The Code has been
endorsed by the Promoter’s Board of Directors and applies to contractors and prize winners of
the Promoter. All finalists will be provided with a copy of the Code of Conduct and will be required
to sign a declaration agreeing to abide by this.
11.1 The Promoter is committed to complying with the laws and regulations of the countries in which
it operates. You must respect and obey the laws and regulations applicable to the Promoter in
your country. Where local laws, regulations, customs or norms differ from this Code of Conduct,
you must apply either this Code of Conduct or local requirements, whichever sets the higher
standard of behaviour.
11.2 A “conflict of interest” is any circumstance where a finalist’s personal interests conflict (or appear
to conflict) with those of the Promoter, or cast doubt on a finalist’s ability to act appropriately
regarding the interests of the Promoter. This includes any situation that benefits an individual to
the detriment of the Promoter. Failure to disclose a conflict of interest may result in the finalists
being deemed ineligible or early termination of the lease. You must declare any interest that may
conflict or be perceived to conflict with the Promoter, or may otherwise adversely affect the
Promoter, by reporting the situation to your nominated representative. You must not engage in

any dealings where you have an actual or potential conflict. If you are unsure whether a potential
conflict has arisen, or if you have any questions about conflict of interest issues, you should
contact your nominated representative.
11.3 The winner must take great care in public speaking engagements, media releases and official
appearances to ensure that the Promoter’s communicated information is correct and disclosed
in accordance with the Promoter’s External Communications and Continuous Disclosure Policy
and legal requirements. In accordance with the External Communications and Continuous
Disclosure Policy, you must:
 immediately communicate all information that is required to be disclosed to your
nominated Representative; and
 not make comments which may be construed as representing the official views of the
Promoter.
11.4 Any unethical or illegal business conduct, including behaviour which may not accord with the
Promoter’s Core Values or Code of Conduct is considered a breach and may result in the finalists
being deemed ineligible or early termination of the lease.
12 Release and indemnity
12.1 The Promoter is not liable for any loss or damage in connection with any failure to provide the
Prize Pool or to provide the Prize Pool in accordance with these terms and conditions where
such failure is due to:
a) the act or omission of a third party; or
b) some other cause beyond the Promoter’s control, provided that the Promoter took
reasonable precautions and exercised due diligence to avoid the failure.
12.2 The Promoter and its associated agencies and companies assume no responsibility for any
incorrect or inaccurate information, either caused by an entrant or due to any of the equipment or
programming associated with or utilised in the Competition, or for any technical error, or any
combination thereof that may occur in the course of the administration of the Competition including
any error, omission, interruption, deletion, defect, delay in operation or transmission,
communications line failure, theft or destruction or unauthorised access to, or alteration of entries,
and reserves the right to take any action that may be available.
12.3 If for any reason, the Competition is not capable of running as planned (including but not limited to
infection by computer virus, bugs, tampering, unauthorised intervention, fraud, technical failures or
any other causes beyond the control of the Promoter which corrupt or affect the administration,
security, fairness, integrity or proper conduct of the Competition), the Promoter reserves the right,
in its sole discretion, to disqualify any entrant who undermines the fairness of the competition (by,
for example, tampering with, or using or exploiting errors in, the entry process to obtain a
competitive advantage over other entrants), to take any action that may be available, and to cancel,
terminate, modify or suspend the Competition, subject to any direction given under state
regulations, or any written directions given by a relevant regulatory authority.
12.4 The acceptance of the prize is approval of these Terms and Conditions and the winner will be
required to sign a consent, waiver and release deed poll.
12.5 The Promoter reserves the right, in its sole discretion, to disqualify any individual who the Promoter
has reason to believe has breached any of these terms and conditions, or engaged in any unlawful
or other improper misconduct calculated to jeopardise the fair and proper conduct of the
Competition. The Promoter’s legal rights to recover damages or other compensation from such an
offender are reserved.

13 Termination of Promotion
13.1 The Promoter reserves the right to vary the terms of this Promotion at any time without liability to
any entrant or other person, subject to applicable laws.
13.2 The Promoter may cancel the Promotion and not distribute the prize where circumstances
beyond the Promoter’s reasonable control prevent the Promoter from providing the prize. Should
the Promoter cancel the Promotion the Promoter will:
(i) advertise that the Promotion has been cancelled by placing a notice on
www.kingstreetbrisbane.com
(ii) promptly destroy all entries received; and
(iii) not use the personal information you have provided.
14 Decisions final
14.1 The Promoter, at its sole discretion, may accept entries with errors and omissions.
14.2 The Promoter will verify the validity of entries and entrants (including an entrant’s identity, age, and
place of residence) and disqualify any entrant who submits an entry that is not in accordance with
these terms and conditions or who tampers with the entry process. Failure by the Promoter to
enforce any of its rights at any stage does not constitute a waiver of those rights. If there is a dispute
as to the identity of an Entrant, the Promoter reserves the right, in its sole discretion, to determine
the identity of the Entrant. Any tenants moving in with the winner will have to apply using the rental
application as mentioned above and be subject to approval.
14.3 The Promoter’s decision relating to the Promotion and/or redemption of the prizes is final and no
discussions or correspondence with entrants or any other person will be entered into.
14.4 The Promoter reserves the rights to amend these Terms and Conditions at any time. Revised
Terms and Conditions will be available on the Promoter’s website.
